Anyone selling a property in Scotland requires a Home Report – it's the law!

What is a Home Report?

It is a set of documents that give detailed information about the condition and value of a property, including its energy efficiency. By law, all properties put on the market in Scotland will have to be marketed with a Home Report. Home Reports have been introduced by the Government to encourage a fairer and greener housing market, by giving buyers information about the property before offers are made and expenses incurred.

What will a Home Report contain?

A Home Report must contain three important documents, namely: 

  • Single survey – carried out by a surveyor and detailing the condition and value of the property. It will also include information about the accessibility of the property (wheelchair access, number of steps etc).
  • property questionnaire – completed by the seller to give potential buyers useful information about the property including the Council Tax band, car parking arrangements and any major alterations, additions or extensions to the home.
  • energy report – a survey or will rate the energy efficiency of the property and its carbon emissions on a scale of A-G, just like the charts shown on new fridges and washing machines. The report will also indicate likely fuel costs and suggests ways to improve efficiency and help the environment.

Will any properties be exempt from having a Home Report?

There are only very limited number of circumstances where a Home Report will not be required, for example, new homes or properties to be demolished. In the vast majority of cases, properties will need to be marketed with a Home Report.

What if I don't have a Home Report?

You or your Estate Agent will be breaking the law if your property is marketed for sale without a Home Report. It is easy to spot which properties are being marketed without a Home Report, and Trading Standards will issue penalty fines to those who break the law.
